Following the results of procurement No. TNA2021/10, a contract was concluded with SIA “Moduls Engineering” for the interior renovation of the SIA “Tiesu namu aģentūra” (TNA) administrative building at Raiņa bulvāris 15, Riga, with the aim of creating an ergonomic and modern working environment; the contract amount is EUR 258 900,96 (excluding VAT).
SIA “Tiesu namu aģentūra” board member Santa Sausiņa: “It is important for TNA to plan for and understand the needs of our tenants and to offer the office model best suited to the client’s activities and work organization, as well as to use sustainable and modern solutions in premises reconstruction projects. Given the complexity of the project and the building’s historical significance, as well as the short implementation deadlines, I am pleased that, in cooperation with SIA “Moduls Engineering”, we have very successfully carried out the reconstruction project and managed to create a modern working environment for the staff and visitors of the Maintenance Guarantee Fund”.
In the historic building at Raiņa bulvāris 15, Riga, the historic vaults and original brick walls were fully restored, re-laying unstable sections of brick wall as needed, cleaning the joints of crumbling mortar, and coating the bricks with a special protective layer, thereby preserving the exposed historic brick masonry in the premises.
To ensure an environment suited to working conditions, glass partitions were installed in the basement and first-floor rooms of the building. Installing glass partitions was essential to ensure the maximum possible inflow of natural light into the rooms, as well as to create a modern interior within the historic premises. In addition, the flooring was completely replaced throughout all rooms. The floors were leveled with self-leveling compound, and linoleum manufactured by “Forbo” was laid. This is a particularly durable, top-quality natural floor covering made from 97% natural raw materials, of which 70% are rapidly renewable, and 43% are recycled raw materials.
The main materials used in its production are linseed oil, obtained from flax seeds, wood flour, and jute, which is the natural backing on which the linoleum is formed.
Throughout the building, the old, worn-out windows have been replaced with quality multi-chamber windows that provide better thermal insulation as well as reduced outside noise. Interior doors in the rooms, meanwhile, have been installed according to the functionality of each room — either glass or quality MDF interior doors.
Given the previous condition of the utility networks, renovation works to renew the utility networks were carried out in full in all renovated rooms, ensuring their adaptation to the functionality of each room. The electronic communications system and computer network in the rooms have been modernized to ensure the necessary functions are performed. Appropriate, quality lighting is essential in working spaces, so ceiling and wall light fixtures from manufacturers such as CHORS, LUCIDE, AROMAS, ZAMBELIS, and Siemens light switches and sockets, have been installed to implement the lighting solutions.
To ensure and improve climate conditions appropriate to the working environment, a mechanical ventilation system was installed in the rooms, and air conditioners and radiators matching the historic building’s interior concept were also installed.
The modernization and installation of plumbing units was carried out in accordance with the building’s new room layout. Plumbing fixtures have been completely replaced, and appropriate technological solutions were chosen with regard to the historic interior concept of the premises.
“The most important thing in this project was to create a modern and ergonomic working environment while preserving the building’s historic character. This is always a challenging process, since renovating historic premises also requires accounting for unplanned situations. In offering electrical and engineering solutions in this project, we also took into account the most energy-efficient solutions currently available,” Kristaps Grīniņš, board member of SIA “Moduls Engineering”.
